Tia has been in Property Management for over a decade, working on all sides of the industry; Helping build some of Wellington’s largest companies.

Having appraised well over 1000 properties in her time, market behaviour and ROI maximisation is her bread and butter.

Cathy brings her lifetime of finance and bookkeeping to the business. A self-professed lover of numbers (some would call her a nerd!) she has an analytical mind and is a natural problem solver. With a laser focus; She monitors all rents and accounts daily.

With Cathy taking care of all things $$$, Tia and Courtney are free to give your property and Tenants the attention they deserve.

Courtney started in Real Estate at age 19, eventually managing one of the City’s highest-performing Teams. Results-driven and service focussed; She’s known for being someone that simply “gets the job done”.

The Breakdown…

The Where: We manage within Wellington with a particular focus on the apartment market.

The Who: Our clients include everyone from owners with 1 rental property to investors with large portfolios.

We have always placed a lot of value in relationships and now carry this into business with our Owners and Tenants.

The How: We keep things simple and succinct. Property Management isn’t rocket science, but achieving the best results does require attention to detail and consistency.

Let’s get down to business…

We like to keep things fair and equitable.

So we offer our clients a fixed monthly flat fee. No percentages. No surprises. No hidden costs.

Whether your investment is renting for $500 per week or $1500 per week; Our fees remain the same.

Our monthly flat fee is $275 + GST with a new Tenancy Fee of $600 + GST.

  • Annual rental reviews

  • Daily monitoring of rental payments

  • Routine inspections (12-13 weekly)

  • Inspection reports that are comprehensive and include quality photos

  • Financial statements & reports

  • Arrange and monitor any maintenance work

  • Assist and advise with your future maintenance plans

  • Renewal of tenancies

  • Representation at mediation/tribunal

Monthly Management includes;

New Tenancy Fee includes;

This is a one-off fee that occurs when one Tenancy ends and the search for another begins. We guarantee you won’t pay this fee more than once per year!

  • Entry & Exit inspections – providing detailed reporting with quality photos

  • Marketing your property on Trade Me & RENZ

  • We take the best possible photos to make sure your property stands out in the crowd!

  • Professional photos are available at an additional cost

  • Viewings – we are flexible when coordinating viewing times with potential tenants to fit in with their busy lives

  • Get the best candidates for your property

  • Processing applications – including landlord & employment references, background & credit checks

  • Signing tenancy agreements with new tenants
